Receiving the Tax Credit in 2026

If you received the Homeowners Affordability Tax Credit on your 2025 property tax bill, and there has been no change to your property ownership, then you will automatically receive the tax credit on your 2026 tax bill. No further action is required.

 In 2025, the Manitoba Government replaced the School Tax Rebate and Education Property Tax Credit with the Homeowners Affordability Tax Credit (HATC). Residential property owners who qualify can now receive a rebate of up to $1,600 on their school taxes. 


Who Qualifies for the Tax Credit?

The Homeowners Affordability Tax Credit applies to principal residences only. It does not apply to any other properties (rental properties, secondary residences/cottages, commercial properties, etc.)  


How do I receive the credit?

If you received the HATC on your 2025 property tax bill, and there has been no change to your property ownership, then you will automatically receive the HATC on your 2026 property tax bill. No further action is required.

If you’ve had a change in property ownership, or you did not receive the HATC on your 2025 property tax bill, then you must self-declare your principal residence with the RM of Thompson by April 15, 2026 in order to have the tax credit applied on your 2026 property tax bill. Please fill out and submit the Self-Declaration Form.

If you do not receive the HATC on your property tax bill, the tax credit may be claimed on your personal income tax return.
